ACCESSIBILITY:
Please be sure your home is as accessible as possible for showings. Sometimes buyers don’t feel as comfortable when you are present, so please make arrangements, if possible, so that you are not there at the time of showings. Another important asset to getting your home sold is the use of a lock box. A lock box is like a safe. It holds the key to your home in a locked compartment, which only a realtor can access. Other realtors will also be more likely to show your home if there is a lock box, because they know it will be easy to show.LENGTH OF TIME YOUR HOME WILL BE ON THE MARKET: Our agents will provide you with a list of homes that recently sold in your neighborhood and let you know the amount of time between the listing of the home, the contract date and the date sold.
DO YOU REALLY WANT TO SELL? Please let us know how serious you are about selling your home. This information is vital to us because we want to sell your home as quickly as possible. We want to be sure that you are serious about selling your home and if we bring a reasonable contract to you, you won't reject it simple because you are not very serious about selling your home.
CONDITION OF YOUR HOME: Please be sure your home is in showing condition at all times. Keep in mind that buyers will most likely be looking at new construction homes, which are in perfect condition. You want your home to look its best, so please be sure your home is clean and neat. If there is anything that we feel may be a negative aspect which may delay your home from selling, we will tell you.
PRICE: Throughout the length of your listing with CENTURY 21 Camelot Realty, we will constantly be evaluating the surrounding homes and what they are selling for. If we aren’t getting many showings, price is one of the factors we are going to consider. Usually there are only two reasons a listing doesn’t sell, that is price or condition. If the condition of your home is perfect, then the price could a contributing factor as to why your home is not selling. We may, throughout your listing period, discuss adjusting the price of your home.
FEEDBACK: Whenever there is a showing, we always try our best to get you feedback from the showing as promptly as possible. Sometimes we request feedback and it is difficult to get because the agent is out of the office. Often we will fax them a request, however sometimes they do not respond. Please be aware that if we do not receive feedback within 2 or 3 days, obviously the buyers weren’t interested and we will just go onto the next. If there is an interested buyer we are usually notified by the agent immediately.
TERMITE/REPAIRS: At the time of contract, the buyer will often have a home inspection and termite inspection done. We request that you be present at the time of these inspections, if at all possible. If at the that time there are repairs to be made, those repairs and the cost of those repairs are your responsibility to get done before the time of the closing and you will need to choose your own repair person to make these repairs.
OTHER REALTORS SHOWING YOUR HOME: Other realtors will call our office to make appointments to show your home for a certain date and time. We in turn will contact you to let you know. Sometimes, we come across the problem of the realtor either being late because they’ve scheduled too many showings in too short a period of time or sometimes they will just drive by and the buyer will decide they don’t like the neighborhood and don’t even want to see the home. Most realtors will call our office and let us know if they are going to be late or aren’t going to show, however we occasionally come across those few that don’t. Please be aware that this happens. CENTURY 21 Camelot Realty is not at fault and there is nothing we can do about those few agents that aren't courteous.
